1. Le service

ImoSelf, édité par Edjiane Charles Arthur (Yaoundé, Cameroun), publie au Cameroun des offres de biens immobiliers à louer ou à vendre : chambres, studios, appartements, maisons et terrains. Chaque offre est validée sur place par un membre de l'équipe avant d'être visible. Elle reste ensuite en ligne pour une durée limitée, que le promoteur prolonge en confirmant que le bien est toujours disponible.

2. Ce que couvre la validation

La validation atteste, à la date affichée (« Validée le … »), que le bien existe, se trouve à l'endroit indiqué et correspond aux photos et à la description. Elle ne garantit pas la disponibilité du bien à un instant donné, la fiabilité du propriétaire ou du vendeur, la situation juridique du bien (titre foncier notamment), ni l'issue d'une location ou d'une vente. ImoSelf n'est ni partie ni garant du contrat conclu entre un demandeur et un promoteur, et ne perçoit ni loyer, ni caution, ni prix de vente.

3. Chercher un bien

• La consultation est gratuite et sans compte.
• Depuis la fiche d'un bien, vous pouvez afficher le numéro du promoteur, puis l'appeler, lui écrire par SMS ou par WhatsApp. Ces échanges passent par votre téléphone, votre opérateur ou WhatsApp, en dehors d'ImoSelf. Le nombre de numéros consultables par jour depuis un même téléphone est limité, pour protéger les promoteurs du démarchage.
• Vous pouvez aussi demander à être mis en relation par l'équipe, ou joindre le service client.
• Vous contactez les promoteurs sous votre propre responsabilité. Ne versez jamais d'argent avant d'avoir visité le bien, de vous être assuré de l'identité de votre interlocuteur et, pour un achat, d'avoir examiné les documents de propriété.

4. Proposer un bien

• Votre compte est rattaché à un numéro de téléphone confirmé par un code SMS. Un même téléphone peut garder plusieurs comptes. Une adresse e-mail de secours, facultative, permet de retrouver le compte.
• Vous devez avoir le droit de proposer le bien (propriétaire ou mandataire) et fournir des informations exactes : type, prix, charges, caution, avance, composition, disponibilité et, pour une vente, la situation du titre foncier.
• Vous ajoutez un bien en étant sur place : la position de votre téléphone devient celle du bien. Le repère doit permettre de le trouver.
• Le numéro de téléphone donné pour le bien est affiché aux demandeurs qui le demandent.
• Vous acceptez la visite de l'équipe sur place et autorisez la publication des photos et vidéos que vous envoyez, dont vous détenez les droits.
• Un changement de prix, de type ou de localisation renvoie l'offre en examen.
• Signalez sans délai un bien loué ou vendu : une offre inexacte peut être retirée par l'équipe.
• Les contenus trompeurs, discriminatoires, illégaux ou sans rapport avec la location ou la vente d'un bien sont interdits.

5. Mise en avant « À la une »

Un promoteur peut demander la mise en avant d'une offre publiée, pour une durée limitée. Les offres mises en avant portent toujours l'étiquette « À la une » et occupent des emplacements réservés ; l'ordre des autres résultats n'est jamais modifié. Le tarif est affiché avant la demande. Le règlement se fait auprès de l'équipe, en espèces ou par Mobile Money, et la mise en avant est activée après réception du paiement.

6. Modération

L'équipe peut refuser, corriger ou retirer une offre, et suspendre un compte en cas d'abus. Toute offre peut être signalée depuis sa fiche. Les décisions de l'équipe sont tracées et motivées auprès du promoteur.

7. Responsabilité

ImoSelf met en œuvre des moyens raisonnables pour assurer l'exactitude des offres et la disponibilité du service, sans pouvoir les garantir. Sa responsabilité ne saurait être engagée pour les échanges, visites, paiements ou litiges entre demandeurs et promoteurs.

8. Données personnelles

Voir la politique de confidentialité. Vous pouvez supprimer votre compte à tout moment.

9. Langues

Ces conditions sont publiées en français, en anglais et en chinois. En cas de divergence entre ces versions, la version française fait foi.

10. Droit applicable et contact

1. The service

ImoSelf, published by Edjiane Charles Arthur (Yaoundé, Cameroun), lists real estate for rent or for sale in Cameroon: rooms, studios, flats, houses and land. Every listing is validated on site by a team member before it becomes visible. It then stays online for a limited time, which the promoter extends by confirming that the property is still available.

2. What validation covers

Validation confirms, on the date shown (“Validated on …”), that the property exists, is located where stated, and matches its photos and description. It does not guarantee that the property is available at any given moment, the reliability of the owner or seller, the legal status of the property (in particular its land title), or the outcome of a rental or a sale. ImoSelf is neither a party to nor a guarantor of any contract between a seeker and a promoter, and collects no rent, deposit or sale price.

3. Searching for a property

• Browsing is free and needs no account.
• From a listing, you can show the promoter's number, then call, text or WhatsApp them. These exchanges go through your phone, your operator or WhatsApp, outside ImoSelf. The number of phone numbers one device can show per day is limited, to protect promoters from unsolicited calls.
• You can also ask the team for a call-back, or contact customer service.
• You contact promoters at your own responsibility. Never pay any money before visiting the property, making sure of who you are dealing with and, for a purchase, examining the ownership documents.

4. Listing a property

• Your account is tied to a phone number confirmed by an SMS code. One phone can keep several accounts. An optional backup e-mail address lets you recover the account.
• You must be entitled to offer the property (owner or authorised agent) and provide accurate information: type, price, charges, deposit, advance, layout, availability and, for a sale, the status of the land title.
• You add a property while on site: your phone's location becomes the property's location. The landmark must make it possible to find it.
• The phone number given for the property is shown to seekers who ask for it.
• You accept the team's on-site visit and authorise publication of the photos and videos you send, which you must hold the rights to.
• Changing the price, type or location sends the listing back for review.
• Report a rented or sold property without delay: an inaccurate listing may be withdrawn by the team.
• Misleading, discriminatory or illegal content, or content unrelated to renting or selling a property, is forbidden.

5. Featured listings

A promoter may ask for a published listing to be featured for a limited time. Featured listings always carry the “Featured” label and occupy reserved slots; the order of other results is never altered. The fee is shown before the request. Payment is made to the team, in cash or by Mobile Money, and the feature is activated once payment is received.

6. Moderation

The team may refuse, correct or withdraw a listing, and suspend an account in case of abuse. Any listing can be reported from its page. Team decisions are logged and explained to the promoter.

7. Liability

ImoSelf uses reasonable efforts to keep listings accurate and the service available, but cannot guarantee either. It is not liable for exchanges, visits, payments or disputes between seekers and promoters.

8. Personal data

See the privacy policy. You can delete your account at any time.

9. Languages

These terms are published in French, English and Chinese. In case of any discrepancy between these versions, the French version prevails.

10. Governing law and contact

2. 审核的范围

3. 找房

• 浏览房源免费，无需注册账户。
• 在房源页面上，您可以显示发布人的电话号码，然后拨打电话、发送短信或通过 WhatsApp 联系对方。这些沟通通过您的手机、您的运营商或 WhatsApp 进行，不经过 ImoSelf。为保护发布人免受骚扰，同一部手机每天可查看的号码数量有限。
• 您也可以请团队为您牵线联系，或联系客服。
• 您自行负责与发布人的联系。在实地看房并确认对方身份之前，切勿支付任何款项；如为购买，还须事先查验产权文件。

4. 发布房源

• 您的账户与一个经短信验证码确认的手机号码绑定。同一部手机可保存多个账户。您可以选择添加一个备用电子邮箱，用于找回账户。
• 您必须有权发布该房产（业主或受托人），并提供准确的信息：类型、价格、杂费、押金、预付租金、房间构成、可用情况；如为出售，还须说明土地产权证的状况。
• 添加房源时您必须身在现场：您手机的位置即被记录为房产的位置。所填写的地标须能帮助他人找到该房产。
• 您为房源提供的电话号码，会向请求查看的找房者显示。
• 您同意团队实地看房，并授权发布您所提交的照片和视频；您须拥有这些内容的相关权利。
• 修改价格、类型或位置后，房源将重新进入审核。
• 房产一经租出或售出，请立即告知：信息不准确的房源可能被团队下架。
• 禁止发布虚假、歧视性、违法或与房产租售无关的内容。

5. “À la une”（精选）推荐

发布人可申请将已发布的房源设为精选推荐，期限有限。精选房源始终带有“À la une”（精选）标签，并显示在专门的位置；其他搜索结果的排序绝不会因此改变。费用在申请前显示。款项以现金或移动支付（Mobile Money）向团队支付，收到款项后即启用推荐。

6. 内容管理

团队可以拒绝、修改或下架房源，并可在出现滥用行为时暂停账户。任何房源均可在其页面上举报。团队的每项决定均有记录，并会向发布人说明理由。

7. 责任

ImoSelf 采取合理措施确保房源信息准确、服务可用，但无法对此作出保证。对于找房者与发布人之间的沟通、看房、付款或纠纷，ImoSelf 不承担责任。

8. 个人数据

请参阅隐私政策。您可以随时删除您的账户。

9. 语言

本条款以法文、英文和中文发布。如各语言版本之间存在差异，以法文版本为准。

10. 适用法律与联系方式
